San Diego Bathroom Remodeling Helpful Planning Tips
When your countertop and shower just screams “the 70s” when you walk in the door, a bathroom remodel could be in your future.
Be glad to know that flooring, tiles and countertops today retain their colors and textures far better than those put in homes 30 years ago. More, the toilets use less water; some cabinets come with lights, outlets and refrigeration and you can even get pretty lights out of your showerhead. At the same time, with all the options available, planning the bathroom remodel can be intimidating. Perry Plumbing can help you answer some of the questions on how to get started.
Step 1: Determine Your Future in the Home So You Know How Much To Invest
Are you in your home for at least another five years? Remodel for your own tastes and desires.
Do you think you will sell in three years or less? Kitchen and bathroom remodels come close to re-couping their costs. For best home resale value, follow the design theme already throughout the home. Select elements, appliances, coatings and fixtures of similar quality. Homeowners planning to sell their home move-in-ready to get top dollar should buy moderate to high value fixtures. Selling as is? Anything goes.
Step 2: Determine Your Budget
Experts advise that homeowners limit the bathroom remodel cost to around 5.5% of the home’s total value. Still, if you are going to be in your home long-term, this decision is up to you. Remodeling Magazine tells us that in 2013, the average bathroom remodel cost $18,553 and upon resale recouped 79% of that cost. (The average new bathroom ADDITION cost $43,771.)
Keep in mind, too, that with the remodel, you really should update power switches, containers and switch plates. Figure these costs into your budget.
Homeowners often overlook the cost of labor, which can amount to one-third of a project’s cost.
Because taking down the wall or removing tile can reveal mold and even unexpected structural issues, make sure to have a cushion your budget of at least 10%.
Step 3: Research Your Home’s Capacities So That You Know Your Design Limitations
A towel warmer or gas fireplace in the master bath is a great idea, but do you have the appropriate gas lines or power in your electrical box to support these luxuries? Often our clients fall in love with one aspect of the bathroom remodel: it could be a double shower, a Jacuzzi tab or massive bathroom cabinet. As you go to the appliance and design stores, try to pay attention to the structural, electrical and plumbing limitations and needs each piece has. We have seen more than a few clients require the needs of a structural or architectural engineer just to get one piece through the doorway.
